AAP leader Saurabh Bhardwaj questioned the legality of the Anil Sharma PG in Delhi’s Satya Niketan and demanded MCD action over alleged building violations.
The Aam Aadmi Party (AAP) has alleged irregularities in the construction of a 200-bed paying guest (PG) accommodation in Delhi’s Satya Niketan-Moti Bagh area, which it says is linked to the extended family of BJP MLA Anil Sharma. AAP Delhi chief Saurabh Bhardwaj has demanded that the Rekha Gupta-led government take action against the property if violations are established.
The controversy surrounding the Anil Sharma PG intensified after Bhardwaj, accompanied by AAP councillors, visited the Municipal Corporation of Delhi’s South Zone office in Green Park. The delegation sought the sanctioned building plan and other records related to the property.
AAP Questions Difference Between Approved Plan and Construction
According to Bhardwaj, MCD records show that a building plan for approximately 230 square yards was approved in 2022. He claimed that the land registry submitted with the plan also covered around 230 square yards.
However, the AAP leader alleged that the existing Anil Sharma PG occupies an area of roughly 400 to 500 square yards. He further claimed that construction was permitted on only 75% of the plot, with the remaining 25% required to remain open.
Bhardwaj questioned how a structure allegedly spread across a substantially larger area could have been constructed when the approved plan and registry reportedly covered only 230 square yards.
Saurabh Bhardwaj Demands Bulldozer Action
Bhardwaj said that if the Delhi government intends to act against allegedly unauthorised PG properties in Satya Niketan, it should begin with the Anil Sharma PG.
He alleged that complaints had been made during the construction of the property but claimed that no effective action was taken at the time. These are political allegations made by AAP and have not been independently established in the material provided.

The controversy over the Anil Sharma PG has therefore centered on questions about the plot size, sanctioned construction area and the actual footprint of the building.
Questions Raised Over Parking and Basement
Bhardwaj also referred to the building’s basement, ground floor and upper levels. He alleged that the ground floor is being used as an office rather than parking space, while the basement has reportedly been rented to a packaging company.
He cited rules associated with the Bhure Lal Committee while arguing that certain structures built in areas designated for stilt parking could be treated as additional floor space rather than parking.
The claims regarding the use of the building and compliance with applicable rules would require verification by the competent authorities.

Anil Sharma’s Stand
Anil Sharma has reportedly described the property as a regularised building and maintained that it was constructed according to an approved building plan.
AAP, however, has continued to question the records and has called for the MCD to verify the sanctioned plan, registry and actual construction.
Bhardwaj said that if the documents and construction are found to be compliant, there should be no issue. But if violations are established, he argued that the concerned public representatives should be held accountable under applicable law.
The AAP leader further raised the possibility of scrutiny over disproportionate assets if any financial irregularities are established, though such action would depend on an official investigation and evidence.
AAP Seeks Action From Rekha Gupta Government
The political dispute has now put the Anil Sharma PG at the center of a larger debate over alleged unauthorised PG constructions in Delhi’s Satya Niketan and Moti Bagh areas.
Bhardwaj has specifically challenged the Rekha Gupta government to demonstrate that rules will be applied equally, including in cases involving properties connected to members of the ruling party.
For now, the allegations made by AAP remain claims that require verification through official MCD records, land documents and an inspection of the property. The Anil Sharma PG issue is likely to remain politically contentious until the relevant authorities establish whether the construction complies with the sanctioned plan and applicable building regulations.
